PROPERTY MANAGER IN OLBIA
My job as a property manager in Olbia is to manage and supervise the operational and administrative activities associated with real estate ownership on behalf of the owner. My role as a property manager may vary depending on the owner’s specific needs, but in general includes the following responsibilities:
- Managing paperwork for the mandatory registration of the property on the Municipal, Regional and Police Headquarters platforms.
Maintenance and repairs: in my activity as a property manager in Olbia I deal with the general maintenance of the property, coordinating any work repair or improvement needed. This may include managing in-house maintenance crews or hiring external contractors to carry out the work. As property manager, I am responsible for ensuring that the property is in good condition and that maintenance is carried out in a timely manner.
- Financial Administration: I manage the financial aspects of the property, including managing rent payments, collecting payments, preparing financial statements, managing expenses and submission of regular financial reports to the owner.
- Contract and relationship management: I manage contracts with external suppliers, such as cleaning companies or maintenance services, and ensure that agreements are respected contractual. As a property manager I manage the relations with the tenants, respond to their requests and concerns and deal with issues such as conflict resolution or fulfillment of contractual obligations.
Regulatory compliance: I am aware of the laws and regulations local, regional and national real estate, and ensure that the property complies with these regulations. This may include obtaining necessary licenses and permits, complying with safety regulations and adhering to rental management regulations.
Basically my job as a property manager in Olbia is to take care of all operational and administrative aspects of the property, in order to ensure it is managed efficiently, that rents are collected regularly and that tenants are satisfied. This role requires a combination of management skills, real estate industry knowledge and effective communication skills.
